Metal Roof Repair Across Mid & Southern Michigan

With over 40 years of experience

Metal Roof Rescue specializes in diagnosing and repairing existing metal roofing systems for residential and commercial properties throughout Mid and Southern Michigan.

With decades of hands-on experience involving installation, service, maintenance, and troubleshooting, our team understands that metal roof problems are not always obvious. A visible leak may originate somewhere entirely different, and the right repair begins with understanding the entire roofing system.

Experienced built from thousands of metal roofs

Metal Roof Rescue has been servicing a wide variety of metal roofing systems since 2000. Our founders bring more than 40 years of industry experience and have been responsible for the installation, service, and maintenance of thousands of residential and commercial metal roofs throughout Michigan.

That extensive hands-on experience led to the development of a detailed and methodical protocol for diagnosing metal roof leaks, installation-related problems, weather-related issues, and other complex roof failures.

Our knowledge of Michigan roofing conditions has also been applied to the design and production of specialized “snow-friendly” roof trim pieces developed for our climate.

Our expertise has led metal roofing manufacturers to call upon us when some of the most complex roofing issues arise. Metal Roof Rescue has also become a national trainer for incoming installation teams for one of the nation’s largest metal roofing manufacturers. The goal is simple: identify the actual problem, understand what is causing it, and determine the appropriate repair.

Why Proper Diagnosis Matters

Metal roof leaks can be deceptive. The location where water appears inside a building may be several feet away from the actual point of entry. Roof slope, panel configuration, insulation, framing, penetrations, and other building components can all affect the path water takes.

Treat the Cause, Not Just the Symptom

Applying sealant to the area directly above an interior leak may provide temporary relief, but it does not necessarily address the underlying problem. A proper assessment considers how the roofing system was installed, how different components interact, where water may be entering, and how the roof has changed over time.

Experience With Complex Roof Problems

Metal Roof Rescue has developed a methodical troubleshooting process through decades of installation, maintenance, repair, and diagnostic experience.

That experience has resulted in manufacturers seeking our assistance with particularly complex metal roofing issues.

Frequently asked questions

Our Metal Roof Repair Process

Number 1

Submit Your Roof Information

Tell us about the property, roofing system, and problem you are experiencing. Provide as much detail as possible about the location of the issue, when it began, and any previous attempts to repair it.

Number 2

Provide photos and details

Upload available photos and provide information such as:

  • Approximate roof age

  • Installation date

  • Roof manufacturer

  • Original installer

  • Roofing system or product

  • Previous repairs

  • Visible roof damage

  • Interior leak or water damage

If you do not know some of this information, that is okay.

Number 3

Initial Review

Metal Roof Rescue reviews the information provided to better understand the roofing system and determine whether additional information may be required.

Number 4

Determine Appropriate next step

Based on the initial review, we can determine the appropriate next step, which may include additional assessment, repair considerations, scheduling, or further discussion regarding the roofing problem.

Snow Retention for Metal Roofs

Michigan's heavy snowfall presents unique challenges for metal roofing systems. Because metal roof surfaces can allow accumulated snow and ice to release suddenly, properly designed snow-retention systems can play an important role in controlling how that snow moves from the roof.

Metal Roof Rescue specializes in snow retention for residential and commercial metal roofing systems, helping property owners address areas where uncontrolled snow release may create hazards around entrances, walkways, vehicles, landscaping, equipment, and other areas below.

Our decades of experience working with metal roofing in Michigan have also contributed to the design and production of specialized “snow-friendly” roof trim pieces developed specifically with our climate in mind.

Metal Roof Problems We Repair

Metal roofs are extremely durable, but like any roofing system, problems can develop due to age, weather exposure, installation issues, movement, damaged components, or previous repair attempts.

Metal Roof Rescue evaluates a wide range of roofing problems.

Metal Roof Leak Repair

A leak inside a building does not always identify where water is entering the roofing system. Water can travel along panels, framing, seams, fasteners, insulation, and other building components before becoming visible inside the property.

Metal Roof Rescue uses a detailed assessment process to help identify potential points of entry and determine the appropriate repair approach.

Loose or missing fasteners

Fasteners play an important role in many metal roofing systems. Over time, movement, weather exposure, improper installation, or deterioration can cause screws and fasteners to loosen, back out, or fail. Loose or missing fasteners may allow water to enter the roofing system and can contribute to additional movement or damage.

Fastener and screw replacement

Simply replacing individual screws does not always correct the underlying problem. The condition of the fastener, washer, surrounding panel, substrate, and installation method should all be considered before determining the proper repair.

Metal Roof Rescue evaluates the condition of affected areas before recommending the next step.

Damaged metal roof panels

Metal roof panels may become damaged by storms, falling debris, improper foot traffic, installation problems, corrosion, or other physical impact.

Depending on the roofing system and severity of the damage, individual panels or affected areas may be repairable or require replacement.

Seam and joint repair

Seams and joints are critical areas of a metal roofing system. Movement, aging sealants, improper installation, damaged connections, or weather exposure may allow water to penetrate these areas.

Proper diagnosis is important because simply applying additional sealant may not address the actual cause.

Metal roof flashing repair

Flashing is used around roof transitions, walls, penetrations, chimneys, skylights, valleys, and other vulnerable areas.
Improperly installed, deteriorated, or damaged flashing can become a significant source of leaks.

Metal Roof Rescue evaluates flashing conditions as part of the overall roofing system rather than treating the visible leak in isolation.

Rust and corrotion problems

Rust or corrosion can develop where protective finishes have been damaged, water repeatedly collects, incompatible materials are present, or the roofing system has been exposed to harsh conditions over time.

Early evaluation may help prevent localized corrosion from becoming a larger roofing problem.

Installation-related problems

Not every metal roof problem is caused by age. Improper installation techniques, incorrect fastening, poorly designed transitions, inadequate flashing, incompatible materials, and other installation-related issues can lead to persistent leaks or premature roofing problems.

Metal Roof Rescue's installation background provides valuable insight when diagnosing these situations.

Skylight leaks and replacement

Skylights and the surrounding flashing system can become vulnerable areas on metal roofing systems. Leaks may develop from deteriorated components, improper flashing, installation problems, aging materials, or movement between the skylight and surrounding roof.

Metal Roof Rescue can evaluate applicable skylight problems and determine whether repair or replacement should be considered.

Flat Roof and Membrane Roof Repair

In addition to metal roofing systems, Metal Roof Rescue can assess applicable membrane and flat roof systems.
Problems may involve seams, penetrations, flashing, drainage, membrane damage, or other vulnerable areas that allow water to enter the building.

ice dam resolution

Ice accumulation can create significant roofing problems during Michigan winters. Contributing factors may include heat loss, ventilation, roof design, drainage, snow accumulation, and other building conditions. Metal Roof Rescue evaluates applicable ice-related roofing issues to help identify contributing factors and determine the appropriate solution.
